Permit of Residential projects under Commercial Zones in Gurgaon

Have you ever thought that the commercial areas where everywhere offices and commercial building are flooded all around, would it be nice to have a Residential Property in Gurgaon as well so that one can easily save several hours that otherwise get spend going from home to office. For example: people working in commercial zones of Gurgaon usually live in south or south west part of Delhi and they mostly travel around 1 hour or more to reach to their office and vice versa to their home. Although it is not impossible to find a residential apartment in commercial area but due to its high demand, the prices are sky-touching.

In Delhi-NCR, especially in Gurgaon the Government has given an additional support to real estate industry by giving the permission of using the assorted land of residential properties in commercial zones. Now the developers can make residential apartments/flats in commercial complexes as well. Even if the orders have been passed with official approval done for using the mixed land however there is a minimum-maximum limit that has been set up for the residential area to be allotted in commercial complexes.

Those areas where licenses are provided can be used for residential apartments / complex. There are some interesting clauses in Government Policy that says:

1.Project will be allowable only on 30 meters wide sector roads
2.Less than 10 acres project is not allowed for such development

The commercial license holder are allowed to build up to 50% of the area in Gurgaon-Manesar portion, 10% in Sonipat, Bahadurgarh and other 30% of the area is permitted to be used in Faridabad city. As per the policy it is not permitted to make independent residential plots in the commercial zones. The project location will be well connected to upcoming sectors in near future.

Some big players in real estate industry says that the government is projected to benefit those people who have acquired the land in the SEZ, Haryana (SEZs) which has been shown up as a partial behavior with a common man and therefore the actual benefit will be for those who have political links or belongs to a grand parties.

Now after this new order, there are many projects running on where the complete commercial complexes are now offering residential Apartments for Sale in Gurgaon as well. One fair example for this is Spaze Arrow which was earlier planned as a complete commercial and shopping complex but now they have included 4 Star Residential Suites and named it Spaze Arrow Serviced Suites, which is situated on the top 5 floors of the Construction Building. This new order is a welcome sign for those who are interested into Gurgaon Residential Property.

  1. Really, we generally think about our traveling distance from office to home. if commercial zones have residential area, it would be beneficial for us for saving time and money. There are some cities in India as Gurgaon, Noida, New-Delhi includes both residential and commercial zone. This is right that people are working in commercial zones of Gurgaon usually live in south or south west part of Delhi and they mostly travel around 1 hour or more to reach to their office and vice versa to their home.
